Property Information
Located at the edge of Pueblito de Rocha, just 7 minutes from the Mummy Museum and 15 minutes walking distance from the centro, this property is a spectacular investment in Guanajuato capital. It sits just steps away from everything you need including fruits and vegetable stores, tortilla shops, barbers and beauty salons, pharmacies, and an Oxxo convenience store. Literally everything you need is within 1 to 2 blocks from home.
This beautiful building houses 5 full apartments plus two additional rooms that can be rented on AirBnB. It also has space on the 5th and 6th floors that can be used for parties and entertaining. The upper levels overlook an incredible view of the surrounding landscape.
The third and fourth floor apartments are separate from the first and second floor apartments so that the owners can live privately on site, if they wish, while managing the AirBnB apartments on the lower levels. The entire building was designed to provide income as well as housing for the owners or a property manager.
Lockers on the lower level contain plenty of sheets, pillowcases, towels, and everything you need to get started right away with an AirBnB or boutique hotel business in Guanajuato!
All apartments have reverse osmosis water systems and the property as a whole has special water filtration to guarantee that the water is very clean and healthy. There are two tinacos on 6th floor where the water is stored before use.
The building is located next door to Encino Park, an incredible natural area filled with kid’s playground equipment (see the map at the bottom of this page for more information).
There is a parking space on the street right outside the building.
There is a bus stop within steps of the front door that goes directly to the centro.
Taxis are also available on Tepetapa and they can drop you off right outside the front door.
This building is extremely secure. There are cameras installed around the perimeter of the property and most of the windows except those on the far upper floors have bars. The doors are equipped with coded locks that can be programmed online remotely to provide admittance to a cleaning lady or a property manager even if you’re in another country. All floors have two doors separating the apartment spaces from the outside. On the lower level, there are two coded doors that lead into hallways that then have doors leading into each individual apartment. Guests are assured that their belongings are safe and their space is well-protected. On the upper levels, a coded exterior door leads into a shared area. Each apartment then has a coded door.
First Floor Property
The first floor has two apartments: The "Red Door" apartment and the "Purple Door" apartment. This slideshow includes photos of both spaces.
This first floor has the following spaces:

- 3 full bathrooms (two in the "Red Door" and one in the "Purple Door")
- 2 living space (1 per apartment)
- Fully equipped kitchenette (in the "Red Door" apartment)
- Full kitchen (in the "Purple Door" apartment)
- Outdoor patio (in the "Purple Door" apartment)
The first floor apartment patio space is perfect for a swing set or an asador.
Second Floor
These photos show the inside of the "Black Door" apartment and the "Suite". The Suite was one of our most popular rentals when we put it on Airbnb. The two apartments can be rented separately, or they may also be combined into a larger unit.
Second floor has the following spaces:
- 2 bedrooms (1 per apartment)
- 2 full bathrooms (1 per apartment)
- 1 full kitchen (fully equipped in the "Black Door" apartment)
- 1-2 living spaces (this depends on how you divide the space)
- 1 closet/office space (the "Black Door" apartment)
The second floor apartment has a lovely balcony with a spacious video of La Bufa.
Third Floor
Third floor has one apartment. This apartment and the fourth floor apartment are separate from the bottom 2 apartment. The third floor apartment has the following spaces:
- 2 bedrooms
- 2 full bathrooms
- Spacious kitchen
- Dining space
The balcony that leads to the third and fourth floors has a special gate that can be lowered down to make it easier to move big furniture in and out of the apartment. The third floor apartment has a separate external entry way that can be used for moving furniture in and out of the building or it could be partitioned off completely so that the 3rd and 4th floor apartments have entirely private entryways.
Fourth Floor
Fourth floor also has one apartment. This apartment includes the following spaces:
- 2 bedrooms
- 2 full bathrooms
- Full kitchen
- Spacious living room
- Dining space
The fourth floor apartment also has a terrace overlooking the street.
Both the third and fourth floor apartments have space for a stackable washer and dryer. The third floor apartment already has a stackable washer/dryer in it.
Fifth Floor
The fifth floor terrace has an amazing view and it can be used in a number of different ways. There are laundry facilities on the terrace that can be used for washing sheets and linens for the AirBnB rentals. There is a half-bath on this level along with an indoor room with ample storage space that was originally built such that each closet could contain twin bunk beds. This upper area on 5th floor could be rented separately by university students or backpackers who would then share a common sitting area.
The bathroom on 5th floor has enough space to easily build in a shower which would make this into an en suite rental. Or keep the fifth floor area open for parties or events.
Our Location
The building is located next door to Encino Park, an incredible natural area filled with kid’s playground equipment (see the map at the bottom of this page). The park is currently closed due to COVID, but it is scheduled to open soon. It contains several basketball courts, picnicking areas, an outdoor theater, several buildings that can be rented for parties, and 10 to 12 unique playground areas.
